Homes for sale · Uruguay
How much do the prices of homes for sale fluctuate in Uruguay?
Every day we read the houses and apartments for sale published on InfoCasas and Casasweb and save, by neighborhood, type and bedrooms, how much is asked —in total and per square meter built— and how much each ad changed compared to its own price a week, a month and three months ago.

How prices are distributed
Each bar represents a price range and its maximum value, which part of the ads requests. The central half is in dark blue. The price ranges widen towards the right (logarithmic scale) so that the few very high prices do not overwhelm the rest.
Dotted line: how prices were distributed on 8/10/2026, in the same sections.
Outside the chart, which ranges from the 1st to the 99th percentile: 188 ask for less than US$60.000 and 204 ask for more than US$2.490.000.
The line is the median of the asking price and the band goes from the 25th to the 75th percentile. It also moves when the ads that are published change; the "same offer" does not.

How do we measure it?
- Medium order. One listing, one comment. It is published with 8 or more listings; the price per m² uses only the built area declared in the listing itself and requires its own minimum.
- Same offer. Each listing is compared to its own price from 7, 30, or 90 days ago. This is how you see if sellers are lowering their prices, without the mixed listings being misleading. It is published with 8 or more listings.
- Dollars and pesos don't mix. Almost everything is published in dollars; what is published in pesos is another series, without conversion.
- These are asking prices. The closing costs may be different and are not advertised.

Frequently Asked Questions
- Why is the median not enough to tell if prices have fallen?
- Because the types of listings change. If cheaper listings appear this week or expensive ones disappear, the median price drops even if no one lowers their price. That's why we separately show the variation for the same listing: the same ad compared to its price 7, 30, or 90 days ago.
- What is the variation of the same offer?
- We take the listings that are still published and that we were tracking 7, 30, or 90 days ago, and compare their current price to their price at that time. We publish the geometric mean of those ratios and how many decreased, increased, or remained the same. A listing that doubles or halves in that period is treated as a loading error and is not counted. At least 8 listings are needed to publish the number.
- Since when has there been data?
- The series began at 18/9/2026 and we didn't reconstruct it backward: we didn't keep track of old prices, and filling in the past with today's prices would create a flat line that never existed. The variation of 7 days appears weekly, that of 30 days monthly, and that of 90 days three months later.
- Are these the prices at which the deal is closed?
- No. These are asking prices for homes for sale listed online, one listing per ad. The final sale price may be different and is not published anywhere. We never mix pesos and dollars: each currency has its own series.
